Xavier University and TriHealth broke ground last December on their $54 million Health United Building on Xavier’s campus to house a fitness center, a health care facility and academic space. The building is to open in August, 2019. The four-story, 160,000-square-foot building will go up on land between Montgomery Road to the east and the Cintas Center to the west. Inside, the center will feature a pool, fitness studios, basketball courts, a café, 10 health-center examination rooms, seven counseling offices, a pharmacy, 11 classrooms, five nursing simulation laboratories, three skills labs, three occupational therapy labs and two sports-studies labs.
Terrex has been working with Zumbiel Packaging after acquiring their property on Harris Avenue. The redevelopment plans are to transition a functionally obsolete manufacturing site into a “Class A” office development called On the Lateral. The site enjoys great visibility to and from the Norwood Lateral and represents an opportunity for a single tenant to take advantage of great highway visibility and central location to the Greater Cincinnati market. The 4.77 acre site will include a 75,000 – 100,000 SF office building with parking for up to 300 cars. The projected completed timeframe is fall 2018.
Carpenter Flats will be the first senior affordable housing development in Norwood. It will consist of 56 studio, one, and two-bedroom units.100% of the units will be affordable to seniors age 55+. Rents will range from 30% AMI to 60% AMI. The project will include the demolition of the vacant Midwest Woodworking Company building, and the new construction of a single, fourstory building. The project will also feature a dedicated fitness center with exercise machines designed especially for seniors, a business center, a computer/tablet lending program, free resident Wi-Fi throughout the entire building, and a community garden. The project should be complete the 1st quarter of 2019.
